Consensus is for FY26 FFO $5.02. Lowers NAREIT FFO to $4.74-$4.79 from $4.94-$4.99.

Reports Q1 revenue $115.13M, consensus $105.35M. "NHI reported a solid start to 2026, with NAREIT FFO, Normalized FFO and FAD exceeding our internal expectations," said Eric Mendelsohn, NHI's President and CEO. "During the quarter, we continued to expand our Senior Housing Operating Portfolio, with Q1 invested capital of $742.5M, a 106% increase from the prior year period. While same-store SHOP performance was impacted by near-term operating headwinds, we remain focused on executing our strategy and see solid performance from our recent SHOP additions. We also announced the acquisition of a seven-property portfolio for $106.9 million, which we expect to be accretive and to further support our growth."

National Health Investors announced that it invested $106.9M, including transaction costs, for the acquisition of seven properties with 532 units in Colorado. NHI expects to make an additional investment of $3.6M during the first year. The properties and healthcare operations will be included in NHI's Senior Housing Operating Portfolio segment and are managed by Generations, LLC, an existing NHI Real Estate Investments relationship. The communities are expected to generate an initial NOI yield of approximately 8.3% and 7.8% after routine capital expenditures.

National Health Investors EVP and CFO John Spaid will retire effective July 1. To support a seamless transition, the company will appoint Todd Siefert as EVP Corporate Finance, effective June 1, and he will succeed Spaid as CFO upon his retirement. As part of the transition, Dana Hambly has been promoted to SVP of Finance to assume expanded responsibilities. Siefert most recently served as CFO of Hillsboro Residential. Prior to that, Siefert served as SVP of Corporate Finance and Treasurer at Ryman Hospitality Properties, a publicly traded REIT.
