Seven Hills Realty Trust is a real estate investment trust (REIT) that originates and invests in first mortgage loans secured by middle market transitional commercial real estate (CRE). The Company's primary investment strategy is to balance capital preservation with generating attractive, risk-adjusted returns by creating customized loan structures tailored to borrowers’ specific business plans for the underlying collateral properties. It invests in first mortgage loans with principal balances ranging from $15 million to $75 million. It invests in floating-rate first mortgage loans that provide bridge financing on transitional CRE properties.
